ADVICE TO TENANTS

If you are looking to rent, it is important to realize that landlords ALWAYS want a tenant who is going to respect their property and take good care of it. When the time comes to move to the next property your next landlord will want a reference from your previous one. You definitely want a good reference.

Please note that when tenanting a property that there are additional costs to the rent.

Deposit

We will require a damage deposit of the first month rent upfront. The money will be returned to you assuming that you leave the property in the condition you received it. Any cost of repairs as a result of negligence will be deducted from this deposit.

Rent

The rent is usually payable not later than the 1st day of the month, unless otherwise stated in the lease agreement.

Electricity

Electricity is not included in the rent.

Water, sewerage and refuse removal

These charges vary from property to property.

Insurance

You will need to insure your belongings against theft and fire.

Gardens

At the beginning of your tenancy the gardens should be in good tidy order. Unless otherwise stated. It is your responsibility to maintain the gardens. We can arrange for a garden service if needed.

Pools

Day to day maintenance of pools will be at the expense of the tenant. A pool service can be arranged.

Alarm systems

Where an alarm system has been installed and if the tenant wishes to make use thereof, the tenant will be responsible for the monitoring charge of the system.

Cleaning

The tenant is responsible for the cleanliness and maintenance of the property, and undertakes to deliver the premises back to the landlord in the same order and condition.

Lease agreement

The cost of drawing up a lease will vary from one property to another.
