GUIDE FOR LANDLORDS
Sub- letting
Insurance
Keep the premises and furniture insured against damage caused by fire and other
usual risks.
Electricity
To avoid any disputes at the end of the tenancy we Strongly recommend that landlords
install an electricity meter. It costs about R200 (including installation) from
the NMM municipality and is well worth it.
Appliances (if any)
Appliances such as washing machine, fridge, freezer stove, dishwasher etc. should
be in a usable condition.
The inventory
It is important that an inventory of contents and a schedule of the condition be
prepared, in order to avoid misunderstanding or dispute at the end of a tenancy.
Without any such safeguards it will be impossible for the landlord to prove any
loss, damage, or significant deterioration of the property or contents.
Landlords have to realise that a Reasonable amount of wear and tear will occur with
long lease tenants.
Furnishings
If you choose to leave furnishings, they should be of a reasonable quality. It is
also preferable that the items to be left are in the property during viewings.
Personal items, valuables etc
These should be removed from the premises.
Gardens
Gardens should be left neat, tidy and rubbish free, lawns should be cut. Tenants
are required to maintain the gardens to a reasonable standard.
Pools
Pools should be clean and all pumps and equipment should be in good working order.
Cleaning
Property is to be handed over in a clean and sanitary condition and the walls should
be free from holes and marks.
Carpets
Carpets are particularly troublesome. One must expect there to be a degree of “reasonable
wear and tear.” Nevertheless, it will be the tenants expense to have carpets steam
cleaned at the end of the tenancy.
Mail forwarding
We recommend that you make use of the post office redirection service. It is not
the tenant’s responsibility to forward your mail.
Keys
You should provide two sets of keys and remotes.
Blinds
Vertical and horizontal blinds, while aesthetically pleasing have proved to be very
